Home/Office fire sprinklers include a network of piping filled with water under pressure that are installed behind the walls and ceilings, and individual sprinklers are placed along the piping to protect the areas beneath them. Because the water is always in the piping, fire sprinklers are always “on call.” If the fire breaks out, the air temperature above the fire rises and the sprinkler activates when the air temperature gets high enough. The sprinkler sprays water forcefully over the flames, extinguishing them completely in most cases, or at least controlling the heat and limiting the development of toxic smoke until the fire department arrives. Only the sprinkler nearest the fire activates. Smoke will not activate sprinklers.

Sprinklers are so effective because they react so quickly. They reduce the risk of death or injury from a fire because they dramatically reduce heat, flames, and smoke, allowing people the time to evacuate a home/Office. Home/Office fire sprinklers release approximately 10-25 gallons of water per minute. In a home/Office without sprinklers, a fire is likely to grow to dangerous levels by the time the fire department is able to arrive.

In less time than it typically takes the fire department to arrive on the scene, sprinklers contain and even extinguish a home/Office fire. That not only reduces property damage, it saves lives. How are they installed? Sprinklers are installed by specially trained contractors who follow codes and standards and other local requirements.

The best time to install sprinklers is when you are building a new home/Office or remodeling an existing home/office. Nationally, installing sprinklers adds between one to two percent to the total cost of construction. Installing sprinklers during remodeling, known as “retrofitting,” generally costs more and the cost depends on the existing structure.

Debunking the myths Unfortunately, there are many stubborn misconceptions about home/office fire sprinklers that make some people reluctant to install sprinklers in their homes/offices. These are the facts:

• It is extremely rare for sprinklers to operate accidentally. In a typical home/office, water damage will be considerably less from unwanted sprinkler discharges than from other plumbing mishaps.
• Cigar smoke and burnt toast cannot cause a sprinkler to operate. Only the high temperature that results from a fire will activate the sprinkler.
• All the sprinklers do not activate at once. This scenario may be common in movies and TV shows, but it just isn’t true for home/office fire sprinklers. Only the sprinkler closest to the fire activates. Ninety percent of the time, one sprinkler contains the fire.

Here is what you need to know so that you can pick the right fire hydrant system.

Wet Barrel Hydrants

This type of hydrant has a very sturdy design, so it can last for more than 100 years. Its mechanical parts are above ground. Because of this, there is a main valve attached to prevent any debris from entering the hydrant. Since the parts are on the outside, the outlet valves and nozzles are easy to access. They also work independently so that firefighters can add more discharge lines without any problems. The downside to having everything above-ground is that the parts are susceptible to being frosted over. 

Dry Barrel Hydrants

The water line for dry barrel fire hydrants sit underground and the main valve is at the hydrant’s base. When the valve is opened, the barrel fills up and water can be pumped through a hose that firefighters hook up to it. The barrel drains once the valve is closed so no water stays inside of the hydrant, preventing any possible freezing. While there is one universal wet barrel hydrant, there are three types of dry barrel hydrants.

Compression

All hydrants have a seat located at the base of it to help operate the valve’s movement. For this type, a vertical stem is used to open the main valve. It moves against a seat that is put at the base of the fire hydrant. The valve moves against the seat to close and away from it to open. This type utilizes pressure to operate the valve

Toggle

This style moves horizontally against or away from the seat. A vertical stem with two arms is rotated to move the actual valve, opening and closing it with a rotating movement, similar to how you would use your hands to twist something open.

Slide-Gate

This one is different from the other two because the stem is threaded rather than vertical. The main valve has a gate that moves up and down by the threading of the stem. The gate is pushed against the seat with a wedging mechanism to allow it to push the valve open.

We recommend that you leave the major equipment inspections to qualified professionals, but there are things you can do to make and keep your building safe in between those inspections. These are simple measures you can take to make your facility safer for you and your employees.

1. Stage periodic fire drills.

Review the emergency exit strategy with your employees. Rehearsing what needs to happen during a fire emergency is the best way to ensure that all employees egress safely and can be accounted for should an actual fire occur. Have a designated gathering spot(s) outside the building and take roll to ensure all have exited the building.

2. Fire extinguishers.

Are they in place and secure in a bracket or hanger? Are they charged; is the arrow in the green zone on the gauge? Are they accessible in an emergency; not blocked or hidden behind doors?

3. Are all exit signs and emergency lights in place and functioning properly?


4. Remove obstructions from all exits and paths of egress.


5. Make sure fire and exit doors completely close and latch.

They should also be kept closed but never chained or key-locked. All fire exit doors should be equipped with panic-bar hardware to allow for ease of opening in an emergency.

6. Sprinkler head clearance should be at least 18 inches.

There should not be anything stored, stacked, or installed within 18 inches of a sprinkler head from any direction.

7. Inspect electrical circuits and installations periodically.

Circuits and outlets should be monitored to make sure they are not being overloaded. Only a licensed electrician should attempt to fix any frayed wires or other electrical problems.

8. Flammable materials.

Make sure any chemicals are in their proper containers and safely stored. Any flammable waste should be properly disposed of.

9. Are all of the areas in your building designed and authorized for their given purposes?

This includes labs, kitchens, storage rooms, etc., all of which need fire protection systems specifically designed for their unique environments.

10. Make sure emergency exit plans are posted on every floor and are current.

If your building has undergone any renovations, the emergency evacuation plans throughout the entire building need to be updated to incorporate the changes to the floor plan.
